We win dozens of appeals every year against refusals of planning permission for single-storey rear extensions.
They are a very common form of development and these days most people want larger extensions so that they can have modern, open-plan kitchen/diners.
The planners generally dislike deeper ground floor rear extensions – their guidance is often that they should be no deeper than around 3 metres from the original rear wall of the house.
In this case, the extension was fairly large but it was well-designed and it integrates with the character and appearance of the house. It would not be tall enough or close enough to neighbours to cause them any real harm.
Happily, the appeal inspector agreed with our detailed submissions and the appeal was allowed!
We were delighted when permission was granted. If you have been refused planning permission of prior approval for a development, do not hesitate to get in touch with us for some advice!
