The planning system isn’t easy — but you don’t have to face it alone

Most people only experience the planning system when something has already gone wrong. Refusals can feel unfair, opaque and final — but in reality, many decisions can be overturned with the right strategy.

Fewer than 20% of refusals are ever appealed, which means thousands of completely viable projects are abandoned every year. Our job is to make sure that doesn’t happen to you.

Clear advice, realistic prospects and professional expertise.

Just Planning was founded on a simple belief: expert planning support should be accessible to everyone, not just big developers. We specialise in extensions, conversions, outbuildings and small residential projects — the types of applications that matter most to families and ordinary homeowners.

We charge fixed fees, quoted upfront with no hidden extras, and we give honest, realistic assessments of your chances before you commit.

Most importantly, we never take on a case unless we believe we can help you win.

Since 2014

Just Planning has helped hundreds of homeowners and small developers overturn unfair refusals and resolve enforcement cases.

Householders and smaller developers rarely think of appealing. In fact, fewer than 20% of householder planning refusals are appealed. They rely on councils and case officers to make a fair decision. Because so few householders appeal, councils receive no feedback and the quality of their decisions does not improve.

We challenge unfair decisions

Planning decisions aren’t always made correctly.

Overworked officers, outdated policies and local politics often lead to refusals that stop good projects from moving forward. At Just Planning, we specialise in overturning these decisions. Our experienced consultants prepare clear, evidence-based appeals that give homeowners, developers and small businesses a second chance to secure the planning permission they deserve.

Meet the Founder

Martin Gaine

Just Planning was set up in 2014 by Martin Gaine, who had worked for many years in local councils as a planning officer and had seen how householders and smaller developers were getting a raw deal from the planning system.

He knew how confusing and inconsistent planning decisions could be, and how often people accepted refusals or enforcement action without understanding that they had the right to challenge them. Many householders, in particular, relied entirely on case officers to make the right decision, even when the policy position was unclear or the assessment was flawed.

Martin specialises in planning and enforcement appeals, drawing on his understanding of how councils work and how best to present evidence to the Planning Inspectorate.

He is a chartered town planner and the author of two books: How to Get Planning Permission – An Insider’s Secrets and Planning for HMOs – A practical guide to planning permission for houses in multiple occupation. His books explain the planning system in a straightforward way and are widely used by homeowners, landlords and property professionals.

Martin writes about planning for the Times and the Telegraph. He contributes to the Ask The Expert section of the Sunday Times Home supplement, and to the Daily Mail’s Property Clinic, responding to planning enquiries sent in by readers. He also writes for Build It magazine and speaks at Build It Live, an exhibition for self-builders.
